Congratulations on taking this first step toward buying a home. Pride of home ownership is indeed one of life’s greatest joys and biggest accomplishments. It is an exciting time and our hope is that we will help bring clarity and peace of mind to you during your home buying journey. The following are our 8 steps to finding the right home. If you would like a copy of our more detailed Your First Home Buyer’s Guide, please complete our request form at the bottom of the page.
Step 1: Decide Where and What to Buy
Let’s get started! The first step is deciding where you want to live, what type of home you are looking for and what features are “must haves” vs “would be nice to haves” in a home. Invariably, there will be tradeoffs, but rest assured we are here to help sort through the options to find you the best house, at the best price and with as many of your wants and needs as possible.
Step 2: Getting Pre-Approved for a Mortgage
Having a pre-approval can save you time by only looking at properties you can afford, provide rate guarantees and mortgage terms that can save you money for years to come. We are happy to connect you with a mortgage specialist to meet your needs.
Step 3: Choosing the Right Realtor
When you engage the services of the LiLiT Homes Team of Professionals, you get to work with a trusted professional Realtor® with a wealth of knowledge and expertise in your market area that is dedicated to serving your personal real estate needs… providing expertise throughout the home search and negotiation process in order to achieve the best possible price and terms.
Step 4: Becoming an Educated Buyer
Our First Time Home Buyer service program will empower you with key market information and every possible advantage to ensure you become an educated buyer. Educated buyers are able to make informed decisions creating a stress free and enjoyable home buying process.
Step 5: Making an Educated Offer
The ongoing communication and education you will receive from our team will empower you to get the best possible deal on the home that you desire. For more detail on what happens in the offer process, request a copy of our detailed Your First Home Buyer’s Guide, by completing the request form below.
Step 6: Conditions, Home Inspections and Waivers
The offer has been accepted. Now we need to satisfy the conditions. This usually involves performing a home inspection and getting all the important documents to your mortgage broker or bank. Condo sales will also need to have condominium documents ordered etc. You will need to choose a lawyer to represent you in your transaction and our team is happy to recommend a trusted professional to you, if needed.
Step 7: Prepare to Move
Typically, you will have anywhere from 30 to 90 days to get everything ready for your home. It could be shorter or longer, depending on what you need and have agreed upon with the seller. The closing date is usually the same as your move-in date. It is a good idea to get things organized well in advance of the closing date to reduce the stress of the move. We will provide you with some guidance on arrangements to be made.
